Accommodation Options for International Students in Australia

Australia has a diverse and vibrant international student population, generally ranking in the top five study abroad locations along with the United States, the United Kingdom, Canada and New Zealand.

As one of the world’s most popular destinations for international students, it’s important you plan in advance to find a place to live in while you study in Australia. There are various accommodation options for international students with their own benefits and budgets.

NOTE: Many countries around the world are experiencing housing shortages. Limited availability of traditional student housing and affordable rentals is impacting both domestic and foreign students in Australia and overseas. This post features all the most common types of accommodation including homestay/hosted accommodation, purpose-built student accommodation, on-campus housing and private rentals but you’ll need to keep in mind that supply could be low in some locations.

Where do international students live when they are studying in Australia?

1. Homestay/hosted accommodation

Average Cost:

The cost of homestay accommodation typically ranges from AUD 250 to AUD 410 per week for an over 18 student in a private room, depending on the location and the services provided by the host family.

2. Purpose-Built Student Accommodation (PBSA)

Purpose-built student accommodation is a popular choice among international students as it is specifically designed to cater to the needs of students. PBSA buildings are normally in central city locations or student hubs and offer a range of facilities such as furnished apartments, on-site staff, study areas, gyms and recreation areas. Additionally, PBSA operators usually organise social events and activities, fostering a strong sense of community among residents.

Average Cost:

The cost of purpose-built student accommodation varies depending on the location, room and amenities provided. On average, you can expect to pay around AUD 300 to AUD 800 per week. Note that you may be required to sign a 6-12 month contract depending on the provider.

TIP:

There are around 200 PBSA buildings across Australia but these can reach capacity very quickly as each semester begins. If you think PBSA would suit your lifestyle, you should contact your chosen provider directly to try and secure a room ASAP.

3. On-Campus Accommodation

Many Australian universities offer on-campus accommodation, which is an excellent option for students who prefer to live within close proximity to their classes and campus facilities.

  • Living with students from the same university creates an enhanced sense of community.
  • More opportunities to get involved in social events, sports and student organisations.

Average Cost:

The cost of on-campus accommodation can range from around AUD 200 to AUD 650 per week, depending on the university and the type of room (single, shared, or self-contained). Meal plans usually cost extra.

Tip:

Many universities offers residential colleges and self-contained accommodation. You also might be able to choose from a single sex or gender inclusive residence. Take the time to learn about the options offered by your university – and ask for a tour – before applying.

4. Private Rentals

Private rentals have traditionally been a common choice for international students who prefer greater independence and flexibility. This option involves renting a house or apartment from a private landlord or through a real estate agent.

At the moment, rentals in Australia are extremely hard to come by and prices are very high. When there is greater availability however, you may like to live in a private rental so you can have more control over the location, size and amenities of the accommodation you choose.

  • You decide on the location, amenities and style of accommodation.
  • Option to share the rental cost to reduce expenses.
  • Flexibility to live with friends or other tenants.

The cost of private rentals in Australia are at some of the highest rates the country has ever seen – refer to the table below for indicative pricing. Remember that these costs will not include bond, utilities or food.
